Pulte is a behemoth in the home construction field, and buying from them requires knowing what you're getting. They make their homes affordable by limiting customization to a very small number of options (e.g. types of tile, optional amenities) and cranking homes out at speed. This is not inherently a bad thing, but it can be frustrating if you're not ready for it. For our needs, the options Pulte provided were great (we upgraded the base house significantly) and the layout of the home was ideal. We didn't mind the small number of design options, but do be wary if you love to decorate. The build quality was something I was prepared to compromise on, but to my surprise, it has been generally excellent. The framing was top-notch, flooring was installed flawlessly, and what issues arose (mis-placed shower head, missing lights, etc) were all addressed quickly and well. So, what's the downside? As much as we've loved our house, the sales team (hampered SIGNIFICANTLY by Pulte's in-house software) was a challenge to work with. We got to the right spot at the end, but stupid things like having both carpet AND hardwood somehow configured for one of our rooms, inability to differentiate the finish for our master bath's lighting and kitchen faucets, and other basic, basic issues made it a much more stressful process than it needed to be. We had to literally line-by-line the 5 page change orders, each time a change was made, to make sure that all the debits and credits lined up. To be clear, this was looking for errors due to system complexity - the sales team themselves were well intentioned. It's really the poor tooling they work with and the restrictions placed on them that were the main cause of issues. So, all in all, I came out of this pleasantly surprised at the quality of the home we ended up with, the attentiveness and responsiveness of the build team, and the value we got for our money. It's a terrific home, well laid out and just what we wanted. If you're looking at a Pulte home, just be aware that the low (relative) cost comes with very limited design options and a requirement that you go through the sales & configuration process with eyes like a hawk. On a final note, unlike many builders, Pulte actually hit their closing date with time to spare. Super impressed by that. Again, the assembly-line approach to home construction has its pluses and minuses. They know how to put a house together and keep their teams humming. Pulte is a very professional organization, vertically integrated to make the buying process easier. I was incented to get my mortgage and homeowners insurance from them and saved all my closing costs. From start to finish, I closed in under 30 days. I highly recommend them as a quality builder in NC, and have had more positive experiences than working with Toll Brothers for my last house in 2000. I down sized for my retirement home with this purchase, and the technology is amazing compared to my last "luxury" home. We love the RDU area and Pulte has done a great job with their developments. Keeping in mind that this is a tract builder, the experience was fairly good. The construction foreman and sales agent were both vey good to work with. The foreman addressed every issue we had during the construction. I will say that if we had not been diligent in our inspections during construction that the experience would have been much worse. I always like Pulte homes floor plans because plans are designed keeping customer needs in minds and plans are suitable for all ages. I like Pulte site plans too , it provides bigger lots and nice backyards, and home elevations are modern and nice. But quality of workmanship varies from property to property due to lots of third party vendors ( multiple companies works with Pulte for same Community) . I observed same plan , same upgrades installed and constructed different way and quality levels are different, field officers response varies from client to client. Experience with Sales Office was good , but we wish we should have known all other available upgrades upfront so that customer might have customized as per their personal interest. Sales person are very friendly and very cooperative , but on flip side sale persons do not explains each and every upgrades i.e electric switches, wiring options, USB port details etc.. Backsplash design and color selections are very limited., Lighting included in base price very poor quality. Overall I have mixed experience in dealing with Pulte. My Suggestions: 1)Placement of pull down attic should have been better in some plans. 2)There should be an option to take out PPC and upgrade to something else. 3)Deck size should have been little bigger on crawlspace homes (specially length from home , 8 feet is not good enough) ... The RDU warranty are slow to act as it's been approaching a month and no word on timeframe to schedule and complete. Since moving into our house, we have had quite a few issues (broken furnace, plumbing not working, creaky floors) as well as realizing that there were some poor design choices or just cheapness (cabinet doors that need bumpers because they bang into walls and other cabinets, odd placement of countless light switches, master bath door opens in front of shower, frames only on 3 out of 6 mirrors, counter overhangs not quite enough for comfortable seating, floor tiles and vinyl not running the way any of us would have expected, furnace lines running directly in the center of the master bedroom wall and not protected by anything other than drywall). Eventually I think we will be happy with the house ... hopefully the issues that we have been experiencing will all be taken care of, and hopefully this is just a bad start and we won't continue to have problems. ... We love our new home, however the buying/building process was unbearable. Our Sales Associate, Blair, was condescending and somewhat rude during the entire process. She rushed us through our choices and didn't offer many that were available. There was never a time where we felt she truly cared or understood our wants and needs. Our sales contract was signed in June 2019. Our first walk through was on July 15th. At that time, we were given a closing date of September 26th. We had a home to sell and Blair continually hounded us about putting the home on the market. We listed the home on August 14th and it sold on August 16th. To make a long story short, we never closed on our new home until December 17th. We lost our buyer and he ended up suing us for breach of contract, costing several thousand dollars that Pulte would not agree to assist with. Also, our home was appraised at $12k less than the selling price and Pulte would only take $6k off. The home is beautiful, but still has minor issues that were supposed to be fixed before we moved in. The house was never cleaned before we moved in, so we had to do it ourselves. Pulte told us the subdivision was in Morrisville, but it's actually in Durham. These kind of things were continual and expected throughout the entire process. We have a list of items ready to send to the Construction Manager before our 90 days is up. We'll be curious to see if we get a response. Just closed on a new Pulte home and the they tried their best to get me to close with most of the finish work sub standard. I spent lots of energy getting them to do a half decent job when they tried to pass off substandard work. Subs rush through the work and don't care a bit about getting things straight, flat, or aligned. Pulte will attempt to fix things if you complain but even then it's still minimal quality. Go for a base home and add things after closing. Any extras you pay for aren't worth it because the workmanship is so poor. Make sure you get everything in writing because their word doesn't mean anything. ... More

Not a happy customer... 1) Two days after negotiating and signing contract, Pulte lowered their base pricing by 10,000 and drastically reduced the pricing of all upgrades. This wiped out any of the concessions we received in negotiation. We could have backed out of the contract, lost our $5,000 deposit, re-signed a new contract with new pricing and still saved thousands. In no way did Pulte make us feel like we were valued at all as customers. We considered walking away. 2) Any concessions Pulte gives to use Pulte Mortgage are almost useless because Pulte Mortgage charges astronomical Loan Costs (Origination, underwriting, etc..) Those costs ultimately negate the closing costs incentive they give you. 3) We made it very clear that we chose our specific lot because it was one of the largest lots available AND we wanted to fence the yard for privacy for our kids. Mentioned it multiple times. Even mentioned we wanted to speak with the manager/engineer before the land was graded so we could make it as flat as possible on the side where we noticed it wasn't graded in a way to provide the most usable space. We asked about a gate at the back of our property, with no answer. I just contacted a fencing company to start getting estimates for putting up a fence. We found out from our survey (which was provided AFTER signing all of the closing documents) that the property has an easement on it and that we would lose 15 feet of our property that could not be fenced. This is a huge difference. Pulte NEVER mentioned at any point that we had an easement that would affect our fencing. This is a HUGE disappointment to us, since we chose this community over a nearby community mainly because we could have a privacy fence and a larger lot. Granted, I have not had a chance to make this complaint to Pulte yet, but based on my prior engagements, they will do absolutely nothing to make this right or figure out a solution. 4) The workmanship leaves a lot to be desired. There was a lot of sloppy work that had to be addressed before and after closing. Our field manager was excellent and he alone helped make our experience better than the rest of the process. He was responsive and willing to help where he could. 5) We found out at closing many features that we thought we were getting ended up being additional upgrades. This isn't surprising, however, we were never made aware of those choices. The selection sheet can be overwhelming and confusing. Things are not clearly defined, so you do not know what really is an option/upgrade. For example, soft-close drawers and pull out trash, non-standard builder mirrors in bathrooms, etc.. Not major, but would have been nice to have this communicated to us clearly during the sales process. 6) Pulte gives zero flexibility on any changes/modifications. I understand they are a production builder, but there should be some leeway on a limited scale. Some other builders will allow 1-3 "wish list" options I could go on and on. ... More
