The home was given to us impecable it was ready to move in clean and beautiful. The area is perfect close to major highways, shopping, and only 15 minutes from hospitals and downtown area. Before closing make sure all repairs/corrections have been made to your satisfaction. We had some minor issues that were still pending and were told at the final walk-thru they would be taken care of after the closing. When trying to schedule it became somewhat of a challenge. We love our new home and definitely feel like it is a beautiful, quality build. However, as soon as we moved in we began noticing area after area that needed small repairs and touch-ups, mainly cosmetic. We are currently working with the warranty department to fix over 2 dozen things. Most (not all) of the problems are only cosmetic, but they have left us frustrated and feeling as if the subcontractors (particularly the painters) were not properly supervised. For example, the ceiling/wall paint edging needs to be redone throughout almost the entire home because it is uneven and sloppy, there are holes in the stucco left from the scaffolding, and the landscapers got rocks in the sewer line (causing it to back up and spill sewage into our garage from the tankless water heater drain). The warranty department has been extremely helpful and responsive, but we are still left with a situation in which we need to miss work for at least several days in order to have 9 different subcontractors come and fix the various problems. We would have much preferred to have had the closing pushed back a few days rather than to be dealing with this hassle now because they rushed so much at the end and made mistakes that weren't obvious during our final walk-through. It's disappointing that such a nice home had such ridiculous superficial mistakes made, and so many of them. To be honest, it has us wondering if other, less visually obvious mistakes were made as well. Time will tell, and hopefully the warranty department will continue to be as wonderfully responsive. ... The building of our home and the field managers in this division, Ridge at Stormcloud, have the BEST Field Mangers around. We have friends building Pulte homes in other division with horror stories. We are very fortunate. The sales side of things was a bad experience. We went through 3 sales persons who all told us different things which led to complications and delays. Pulte makes a great house that we really love that's energy efficient and a style we like. Responsiveness to emails and calls was great prior to closing. However, after about a week of living in the new house, we had a list of about 5 things needing fixed. After addressing these issues with the construction manager, there was no urgency or communication on when they would be fixed. After multiple contacts with him, it ultimately took going to the Pulte sales rep and having him crack the whip to get the construction manager to fix just one of the issues. And now its been almost a month and we still have 4 items outstanding we are needing fixed with no communication on when they will get done or any timeframe...just sending us in circles with a new construction manager with no solution. Before we moved into the house I was encouraged to fill out a survey leaving all 5 stars, so I did. But now I feel like I put the cart before the horse as responsiveness has dropped off since we closed. Unfortunately moving in from another state, I was unable to attend the walkthrough and had the realtor do it, so I was unaware of the issues prior to closing as she did not catch these things. My neighbors have two story homes, and one of my neighbors has the ability to look into my shower from their second story windows. This is a privacy issue. The garage floor has several cracks in it, even though the house is new. The home warranty covered the repairs, though. Regarding security, the front patio and driveway lights were on a 30 minute timer vs. allowing the lights to stay on all night. I had to file a service request to get the lights fixed, when this issue should've been addressed before the close. A Maytag dryer purchased from Lowe's in 2016 was brought into the home, and the house's dryer outlet couldn't accommodate the 2016 Maytag commonly found at home improvement and department stores. As the buyer, I had to hire an electrician to fix the outlet. Pulte would not change the dryer outlet, when they should've asked me what type of dryer I was bringing into the home before the close and installed the appropriate outlet. The inside of my garage door has a hole in it. Pulte ordered the wrong part to fix the issue, so the repair of my garage door is delayed but will be completed soon. When I moved into the home, the toilets had a weak flush. A toilet brush had to be used to push the toilet paper into the water, so the toilet paper would go down the toilet. ... More

We were extremely happy with the building process until they started the interior buildout. The sub- contractor that Pulte used to install the interior texture did the worst job I have ever seen on texture. We actually asked Pulte to re-do all the texture in the house which they gladly did but it was impossible to get it all done to a quality standard. The amount that I paid for my home I would think that it would have been very close to perfect but there are many minor things wrong that add up in time getting them repaired. Beautiful home, but moved in with multiple issues. Construction and cleaning crew did a poor job leaving paint spatters throughout the house on the outlets, carpet, windows, and tile floors. It took 2 months to get water heater to work properlt and two main walls downstairs are visibily bowed. We've been trying for years to have a new house built. We decided to go with Pulte because they had the floor plan we liked. During the build process, communication was pretty weak. They were 5 months late completing the house. During this time, getting updates was difficult. When it came time to close, the closing agent didn't have the most up to date paperwork (good thing I was paying attention). When we took delivery of the house, we began to notice just how poor the finishes actually were. Most of the doors have either finish or open/close defects while the majority of the trim (door jams, baseboards, etc) is of poor quality. The grout is the wrong color or suffers from efflorescence, not sure which. There are hollow tiles (poor contact to the floor), entry way threshlds that pop off, wrong toilets, thin spots in the front landscaping cover, mismatched stucco patchwork, the quartz counters chip and stain easily and the list goes on. Next time we'll pay a little more attention to the quality of the model and inspect some of the quick move-in units before we commit to build. Pulte will be at the bottom of our list, if on it at all. Anyone who buys a Putle house should be prepared to lower their expectations or be disappointed. ... More

Like many other large companies Pulte sells stability and process driven builds. Our experience however was not the best after the sales processes. 1) We had 3 field manager changes and we did not get acclimated to the process until about 5 steps in. 2) While the field manager did his best to rectify issues, the workmanship of the house was still just a little off (examples below) a) our cabinet drawers are still very stiff and do not slide back and forth well with daily use. Of course during our walkthrough they made sure the drawers slid as well as they could. But as soon as we put 3 pots in they all started acting up. The cabinets themselves also have large gaps between the frame and the doors themselves but they fit into the "pulte" standard. b) Our hotwater heater stopped working correctly 5 days in and we needed to get someone out to fix it c) The door to our garage broke one month in.. and we have had to exit the house and go around to the garage to leave the house everyday. d) Every single window and sliding door is super hard to close. I have to slam or maneuver many of them just to get them to fit and lock. It is not all bad though as their customer service team is very quick to try and resolve issues but sometimes due to the quality of vendors you get what you get. The appliances provided are also fairly nice as I am enjoying using my chef's range and dual oven/microwave. ... More

They subcontract everything and those contractors are awful. Examples: doors don't hang properly, hot water doesn't work, carpet laid on construction debris and missing flooring, sprinklers leak, heating doesn't reach bedrooms etc etc.

House closed on 9/30/2019 per Pulte request and we could not movie in until 11/10/2019. Pulte refuse to pay utilities fee and HOA fee for the month of October, 2019. We as customer have to pay the utilities bill and HOA fee for the entire month of October, 2019 even we could not move in. Today is 11/15/2019 still have lot of issues need to be fixed. I'm taking vacation from work and sitting in the house waiting for works to come to fix problems. I hope someone from Pulte can help us to resolve all the issues. The quality of the workmanship and problems/issues within the first two months of moving in is beyond acceptable. Over 40 errors in the home build at the closing walkthrough. Construction Manager refuses to communicate about fixing the problems at 8 weeks into my 12-month warranty. Our kitchen ceiling has had two roof leaks within 8 weeks of living in the home. ... More

Close date was pushed out 6 months. Sewage backups in brand new home ceiling drywall cut out carpets n padding removed. Pre close punch list still outstanding 2 months later. Lack out concern from builder builder.
