We had an overall good experience purchasing our home with Pulte. Throughout the process, the availability of staff was amazing and they answered our many questions. We were pleased that Pulte provides/partners with multiple services such as mortgaging and insurance. It helped make the process smooth as all of those parties can then communicate with each other. They also offered very competitive pricing in our situation. Some feedback I would give to new home buyers, especially in new construction, would definitely be to know what you want in a home, and what options are available for homes. The base structure of the home is very simple, so adding on options is almost necessary. The realtor does not know every single possible option (since there are so many), so it is definitely helpful to know what you are looking for. They have a list of available options handy, but even then, there are some options available that you can see if they can accommodate. In some cases, at least for our situation, there were items that overlapped each other and I feel like there could have been instances where we paid for two separate things, but really having one of them, covered the other (this happened a lot in the smart home aspect). Also, after moving in, there are some things where I think "oh I should have got that." But it wasn't something that was mentioned as an option, so it was hard to know everything in the beginning. The process definitely moves very fast. The craftsmanship was very good. They definitely put up a lot of quality homes, so they know what they are doing. Obviously mistakes can happen, so its important to speak up as soon as you notice an issue. I would say that there are some items that still need fixing after closing, but once you close, I feel like the responsiveness and timeliness of getting these things done definitely slows down as they are already on to the next house. ... Field manager was outstanding with advocacy for the homeowner and responsive communication. Slower than expected sales reflect a less than ringing endorsement regarding the value for the price paid for this community. Reasonable quality of materials and workmanship overall, but some areas could have been better for the price of the house. Particularly disappointed that the drywall seams in the garage were not finished. Also, the double hung windows have a fixed upper half, making it extremely difficult to clean the outside. So far we have been mostly disappointed in the craftsmanship rather than materials. Attention to detail in workmanship and quality control needs improvement. To date, post-closing warranty issues have been addressed.

They were great, mostly kept to deadlines and built the house much faster than I expected. The quality was very good, but probably not "luxury" as described. The house shows beautifully, but everything is just a tiny bit smaller than it looks when you start living in it (showers, width of driveway, size of garage, dishwasher, sinks, etc) all feels smaller than it looks in the model. Our experience started out wonderfully but we ignored the fact this is not a custom builder. They are a first off quantity builder, meaning they build as many as possible as quickly as possible. They have a system that helps them achieve this. The home is delivered partially built to the site and put together like a puzzle. You cannot make changes, upgrades or choices outside of their guidelines. Quality is satisfactory but not outstanding, also craftsmanship varies according to quality of crews hired to work. We have lived in a custom built home where the builder took pride in his product, Pulte builds communities with houses that look nice. In order to get issues handled you have to submit them to a site, they forward to the apporioate person, you wait for that person to contact you to make an appointment to address your issue. If not an emergency you are asked to wait until your 11’th month walk through. Most of the people we worked with did their jobs well but they couldn’t do them extremely well because corporate rules/guidelines/regulations tie their hands. Don’t be afraid to ask questions, watch the process as closely as possible, and don’t expect your home to be perfect. We waited over 6 weeks for the foreman to bother to get around to taking care of our celebration walk through list and that’s only because we had to complain otherwise we’d still be waiting. ... The people are nice and the paperwork processes were modern, but the home itself has the cheapest materials and fixtures, with little to no attention to detail. Home was purchased and I was assured that a Pulte person was in charge of making sure subcontractors did things right. Many items were caught on final walk through and it’s now two months later and still waiting for cabinets to be painted where there was clearly poor workmanship. Several other items took forever to address and was very obvious the painters and trades cared little as to the work they put in. At a price point way over 400000 you would think you could expect better. I would advise NOT to close until all is corrected. Two month and still waiting for painter on cabinets. The only positive from building this house was Dave, the construction manager. He helped always and was very kind and caring. We have many areas where paint is there. We have many dents in our drywall that were just painted over and never filled in. We have paint drips all over the house on our floors. The three external doors all close wrong and weather striping is coming off. We have huge ditches in our yard that the city said had to be made or we'd have flooding. No one compensated us for no yard now but charged us additional money for a corner lot. At least they could have taken away the extra charge for the lot to compensate us for having no yard. We may have 15 x 20 piece of yard to have outside fun in. Our side yard on the garage side is so slanted that you can not even walk down that side of the house. We paid extra for a side garage door to go in and out of and we can not even use. They forgot the door and had to cut the concrete on the garage footings to put the door in. They also do not have the concrete slab outside the door attached to the foundation. Plus it is so high you a difficult time steppng onto it. It also has the under gravel showing and no dirt covering it. We have a dog and can not even put a fence up because of the deep ditches. Now for Morgan at the mortgage company. She made our life miserable with her uneducated knowledge of the closing process. We knew more than she did and had to tell her numerous times what she needed or needed to do for us. She even stepped in for someone off on our day of closing and caused us a huge delay in our delivery of our furniture etc. from our movers because she said she didn't have the correct paperwork even though the person doing the closing had received it from them and had it on the closing paperwork. She did nothing to help but did more to make us crazy. We would tell people at Plute at different levels and they would ask who we were speaking of and we'd say Morgan and they'd go Oh. Like they had heard this many times before about her. I also used your insurance company for our house and haven't received anything regarding it or paid for anything. I keep having to ask for information and help to get our house covered. I will have to do this again today to see if we do have house coverage. So I'd say we have NOT had much good come from buying a house from Pulte from many of the Pulte owned companies. Sad to see the workmanship on something you pay hard earned money for. ... More

Very poor customer experience before construction and Poor service after construction.. One time.. the Sales consultant told me to get out of the Sales office without any reason when I was asking some clarification, Change on the plan, and Requesting some documents for lot premium..(How it would be decided and any rule or process followed to come up with the premium amount.) About the HOA... They have specified the 2 digit number all time till before Closing.. and they strike out the HOA amount and changed to 3 digit number just before signing that HOA page time of closing. During walk though... Just get side/off tracked by the customer engineer and never gave proper time to review the home. :( ... More
