1. After our purchase we had a excellant walk thru. The only discrepancies found were by the Lennar employee, and they were superficial. We were trying to move in early but had to wait the one week requirement for the builders to fix the discrepancies found, with out a way to waive them. It seems your requirement to have a pristine built house needs to have some flexabillaty, like a waver signed by us to forego the discrepancies. 2. We purchased a home outside the security gates. So, as compensation Lennar installed our rear landscaping. The landscape included a sidewalk down the side, from the garage door, and along the back to the rear patio. On the back the sidewalk is against the house where the natural gas stub, electrical and water are installed, for out side use. With the sidewalk and gas stub in that position it makes it useless to add on, like an outside kitchen. The process of buying a home with Lennar was very easy. After moving in, the still remain very responsive to issues. Overall, a wonderful experience. My only criticism would be that it seems they put these homes up in a hurry which causes some shoddy work. I think I would rather wait a couple of extra months for a home that is complete and beautiful on the inside instead of finding a bunch of little things that could have been done better, completed, nicer, etc.. 97% complete, example plumber came to fix the water heater and faucet , tighten the faucet and checked the water heater. After leaving the issue still needs attention, 3% not corrected.

We bought at Gala in Folsom and love the house and neighborhood. During our preliminary walk through, there were a lot of issues with attention to details. We were very vocal and met with the supervisor and insisted that the finishes needed to be comparable to the model home. That required changing out windows, repainting trim, cleaning up caulking, etc. We are keeping a list of repairs for the 90 day walk through, including another window that is inoperable and a faulty doorbell/security system. Good for active residents but need to address not so active resident who have dogs. Not even a small dog park or grass in the community center for dogs to play. In my estimation about 40% of the residents have dogs. Even Millenials now love dogs :)

Steve our sales person communicated well to make the purchase enjoyable. Moved in on time as promised . Homeowner orientation with dru and Danny and Amazon went well. We love the layout of our new home and the neighbors on the block. Excellent community layout and amenities. Had some minor issues with the house but Igor has taken care of them. Cheap materials used throughout the home. When I bring issues up in the 1 year warranty, I’m told to wait until it’s closer to 1 year of being in the home before submitting problem tickets. Really shocked on the corners you turn to make a sell. Substandard materials and appliances that the new home owner needs to upgrade from the beginning. Concentrators don't finish the job or never come back to complete the job. I bought the house in April and have experienced major problems with the home. As soon as I moved in had a problem with my drip system which causes the water to drip 24/7 and my water usage/bill to be high for four months. In addition, my breaker for my fridge constantly went out and caused a flood in my kitchen and food to spoil several times. Now my windows are leaking water in the house because it was not installed correctly. Such a headache and emotional stress with buying the house. When I also asked for a reimbursement with my food they stated they needed receipts. How would I know the fridge would keep going off and I would Need to keep my receipts. We had a wonderful experience with the sales staff and this review is not for our rating of them. We have had a very poor experience with getting home warranty work taken care of and have found the quality of the workmanship to be poor. We feel like some of the trades just slapped the house together and do not take any pride in their work. The tile and cabinet trades have been no-shows 4 times now. Where to start...cheap cabinets with very poor installation (lots of exposed raw wood, drawers that don't close properly) poorly installed island countertop, cracks in drywall and cement, major ant problem, refrigerator circuit breaker flipped twice in first few months, and what makes it even worse is that Lennar does not follow through on repair requests. This house was put together it seems in a rush. You can see that they put up houses like crazy and not take the time to do things correct. I want a builder that does the job 100% not 60% just to hurry up and put up countless houses. It’s bull. We have had dozens of issues. Nails sticking up through the carpet that you won’t fix. The screen door is not right, the base boards were screwed up, the dry wall is done pisspoor, the threshold by the front door is loose even though they fixed it when it was loose from before. On a good many of the outlets they cut away too much for the socket to go in so there is a small gap, the caulking is horrible throughout the house. List goes on. I was told I can’t write or email or contact anyone who would care so I have to take what fixes you will do and take what things you won’t like the nails sticking through hurting my daughters making them bleed and tip toe on the carpet. That’s bull and I will let every one know not to buy from lennar because they care only for profit and not quality. I’m sure there is other builders that care more about quality then profit. And I will find one for my next house. But you got me tricks on me right. ... More

My experience with Lennar was terrible. The workmanship and attention to detail was extremely poor and I will never buy another Lennar home or recommend Lennar homes to anyone!
