As we prepared to relocate to Lakewood Ranch and Del Webb, we had the assistance of our great sales consultant, Jen D. From the very beginning, she was extremely responsive to our questions and plans, and made the buying process so easy once we were ready to move forward. She had incentives ready in a timely fashion that helped streamline our decision-making process. Once into the build, our project manager, David B. was an extension of the responsiveness that Jen had already laid down. David was a real pleasure to work with, and always had an answer for us when we emailed him anything; it probably helped that we were local while our house was being built, but that didn't affect his communication. When all was said and done, everything came together smoothly, and what we inspected at our Celebration, and the minor fixes that David committed to complete in the week running up to closing and move-in, was excellent. I’m happy with the overall design and sturdy hurricane resistive construction. However, I understand “production construction” but I’m still a bit disappointed with the lack of pride to the “attention to detail” performed by various trades. More attention to the final finishes and installations would be a great improvement. I also understand and have no problem with the dirt and noise associated with the ongoing construction. However, I still am amazed with the disrespect displayed by some trades with their failure to keep the work sight clean. Neighbors are constantly cleaning up construction materials and food and drink containers that make their way to their lawns or lakes. I’m sure these issues seem minor in the overall construction process, but since these issues are caused by some personnel that clearly do not take pride in doing a good job, it is an annoying ongoing problem. ... We were thoroughly guided through the lot selection process. We were kept apprised of building progress through weekly picture updates. We had 2 phone meetings and one Facetime meeting with our building supervisor, who thoroughly answered all our questions. We felt confident that the building process was going well, even though we were unable to come to Florida to see the construction in progress. We did feel that the upgrade selections were quite limited and overpriced, but wanted our new home to be built so that we would not have to change out anything once we moved in. Our need to complete the design process while here selecting the lot was graciously accommodated. We have been in our new home for 6 weeks now, and everything is working as it should be. The house is comfortable and meets my needs, but not everything was perfectly done inside. There were issues like front doors not working/not sealed properly, leaky faucet in both of the bathrooms, and a number of cosmetic issues throughout the home. The mailbox is very far away from the house, around the lake, and is very inconvenient for an elderly person to reach. Closing comments regarding our buildout experience!!! Let me start by saying following our first introduction to and with our building Superintendent we have had the upmost confidence in his abilities and commitment to deliver the best quality to the buildout of our home. He has both met and exceeded our expectation all along the buildout process. In addition we offer our upmost confidence in our Warranty Services Mgr. his abilities and commitment to deliver the best quality follow up on all the issues left behind the buildout process. Our initial introduction to/with our Building Superintendent expressed our expectations for this build out and that was/is “ in Life and Work commitments should be “Do it Right the First Time”, we tolerate followup repairs to mistakes and less than Craftsmanship! *Pulte as a builder you should be embarrassed with the lack or care/quality tolerated/reinforced in your building process! As an example we experience a leak in our roof through a faulty roof vent shroud, just weeks into our build out completion, and sadly the roofing contractor who came to repair the faulty installation said,” this was not an uncommon leak experience” We payed extra time and attention to every phase of this build out, and documented months of mistakes and followup repairs, definitely not following our expectation for “Do it Right the First Time! Again complementing Our Build Out Supervisor for accepting our e-mails identifying issues we brought to his attention and his response back to us along the buildout with his followup to correct these issues. *A majority of your subs did not have that commitment/craftsmanship to “ do it Right the First Time”, as examples by your window system distributor/installers did not take any care, time or effort in installing our extremely expensive ( High Impact Window systems @ $10,000+ ) that being said, on a majority every window system was damaged. Your drywall installers missed/covered over by majority ( 10 at last count ) wall light switches/sockets, A/C vents and a Stereo Speaker. 1. Window system damaged, Front Bedroom Replaces 2. Four (4) Unexposed A/Vents , MBR closet air Kitchen Air & Den air, 2nd Bathroom vent fan unexposed 3. Family room Speaker unexposed 4. Cafe/Kitchen electrical outlet unexposed. 5. Laundry Room light switch unexposed 6. Front porch and hall light switch unexposed and extensive damage ( 5 cuts in our dry wall in attempt to find our wall switch ) 7. Lawn and shrubs installed on 6-4 & 6-5’19 and little to No Watering schedule was set up for the next week, shrubs & lawn began to wither/die! Our Complement to the commitment to excellence from your Tile installers, Finish carpentry and Painters as well your Post Closing Warranty Service Mgr. & trades being committed to correcting the mistakes/lack of craftsmanship your buildout trades offer during their phase of construction! Our complements for tile, trim and plumbing ie: Master shower, 2nd Bathroom, Back splash and Whole house Floor, Crown molding and Trim given we made a big investment ( $25,000 ) in tiling our entire home. ... Things were not completed and when we contacted the Forman he stated we needed to contact the warranty department. Called about Windows not cleaned inside and out. They also left a razor blade on the outside sill to leave a rust mark on the outside window sill. Front door seal not put on properly and the fix was to add a piece of foam at the top of the door. I have had 4 out of 6 appliances worked on already, and even though we paid top of the line price, they aren’t top of the line. I have had 4 warranty visits where I was sitting and waiting and no one showed up. The house isn’t wired for a separate switch for the fan in rooms set up for a ceiling fan and light - you have to use the pull chain. You can’t choose to put in extra outlets or say where you would like them on a wall. They planted a Live Oak within 6 feet of our swimming pool, and now we’re going to have to go through the struggle of getting permission to change it out for something suitable. Floors aren’t level. The house has a passive return air system, resulting in stuffy rooms when guests close their bedroom doors. ... More

Do not expect to receive what you order. Pulte changes colors in major areas, in my case, the color of my roof. While most of the trades I have dealt with were eager to please and respectful, their tiling company is the worst in their industry. In my kitchen, they used 2 different dye lots. The tiles in the guest bathroom wall were not lined up and jutted out in some corners. They sent a man who was verbally abusive, aggressive and a bully. There is little to inadequate supervision of the contractors during the build and if you are not here watching them or don't know construction you are at a huge disadvantage. Contractors are not held to any reasonable standard because they are inadequately supervised and poor or substandard workmanship is the standard they are held to. And for this we are charged excessive prices. I call the construction practices here the "Clown Act". Just hurry up and get it done. We'll fix it later IF someone catches the mistakes....
